MARKETING
Marketing is key to successful rentals. We provide an expert market analysis for each property we manage to maximize your return on investment. We personally show your property to help sell it to prospective tenants and/or get feedback. Most times the same day.
TENANT SCREENING
This is one of the most important parts of management. We conduct extensive screening on all tenants and handle every aspect of getting your investment rented in the shortest time possible. Ask us how we know your tenant will take care of your house before they move in?
RENT COLLECTION
We make sure you get paid on time, every time. You no longer have to worry about if rent will show up in your bank account.
MAINTENANCE
We conduct complete interior and exterior inspections upon move-in, move-out and annually to ensure all maintenance issues are addressed in a timely manner. We have an extensive list of preferred vendors we work with. We want the maintenance taken care of quickly within reason and as cost effective as possible. We also help determine what caused the issue and who needs to cover the cost.(owner or tenant). We do not make any money on maintenance because we want your trust. We believe it is a conflict of interest to make money on repairs.
FINANCIAL REPORTING
With our detailed financial reporting tools and online owner portal, it's never been easier to keep tabs on your investment.
EVICTION PROTECTION
In the unfortunate event that a tenant needs to be evicted from your rental, we will shield you from the stress and re-rent the property promptly. We have less than 1% eviction and less than 6% late rent year after year. Unfortunately lives do change. Our job is to act quickly to that change. .
COMMUNICATION
This is imperative. We answer our phones all day during business hours. If the lines are busy. Leave a message. We check our voicemail 3 times a day and return calls. If the team member isn’t available. We promise to call back as soon as possible or within 24 hours. We also have a 24 hour emergency line so tenants can get a hold of us.

So why is Woodland a good place to invest in real estate?
Woodland and the immediate surrounding area's economy has largely been based on agriculture. To this day, Yolo County is one of the largest crop producers in the state. Similarly, the transportation industry has played a large part in Woodland's economy. With heavy agricultural production comes the need to transport it. While maintaining the large role that agriculture and transportation still play in the town's activities, over the years
Woodland has branched out into other sectors as well.
The industrial sector has grown in Woodland as is seen by the numerous manufacturing and warehouse centers. Modular homes are one of the largest manufactured goods in town. Several major retail stores have warehouses in Woodland or just outside the city limits.
When the price of homes rose in California during the first half of the decade, Woodland was near the front of the wave due to many factors including proximity to Sacramento and its maintenance of a small community feeling. As a result, in 2002 Woodland had the highest percentage increase in property value in the nation.
Ease of access to the city provided by the close proximity of I-5 and I-80 as well as the Sierra Northern Railway and the California Northern Railroad are most likely why businesses have done so well in Woodland. Woodland's proximity to the Sacramento and San Francisco metro areas also provide businesses another reason to set up shop in town.
