Q: Are you licensed?
A: Yes. All property managers who show houses, negotiate rents and enter into leases must be under the supervision of a licensed broker.

Q: Can I reach you after hours?
A: We have an emergency line 24/7.

Q: Can you put the money directly into my account?
A: Yes. Once we set up your owner portal. You can also put money into our account if need be.

Q: Do I get to see the lease or sign it?
A: Yes. We sign the lease as your agent but you get copies of all signed documents.

Q: Do you sell real estate too?
A: We have a real estate division separate from the management. It is nice being under one roof so the sales agent and property manager can make the process easy.

Q: How and when do I get my checks?
A: We can mail you a check and statement but at your convenience we can do ACH and email. We promise to send out your proceeds and statement no later than the 10th of each month or we send it the 3rd week of the month. You choose.

Q: How is rent collection handled?
A: Tenants can stop by our office and pay in person. They can drop rent through a drop slot 24/7. They can pay automatically on line. The rent is due on or before the 1st of each month and is late on the 6th. If we do not receive the rent by the 5th, we call them on the 6th or 7th. If we still haven’t heard anything, we will serve a 3 day notice by the 10th of the month. We have less than 6% late pays.

Q: How long of a lease do you sign?
A: We normally start with a 12 month lease than it goes month to month after that. 60 days prior to the end of the lease we will send you a recommendation of rental rates and lease renewed options.

Q: How much security deposit do you charge the tenant?
A: We normally charge $50 less than the rent. This way the tenants know it is not there last month's rent and cannot be used as such. There are situations and variables that we require tenants to pay a higher Security deposit. We can and do charge up to a double deposit at times. We can do as much as 2 times the monthly rental rate.

Q: How soon can you start managing my property?
A: We can start today with a signed contract.

Q: What type of properties do you manage?
A: Single family homes, condo’s and Townhomes. Duplex, Triplex, Four plex’s and small apartment complexes. We also manage small commercial properties.
