Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: We require 1st months rent and a security deposit paid by certified funds prior to move in.

Q: Is the deposit refundable?
A: The security deposit is 100% refundable by California law. The security deposit can be charged for rent owed, damages or cleaning. We will perform a move in, pre-move out and move out inspections. We will also provide you with detailed instructions on how to receive your full security deposit back. S & S Property Management wants you to get 100% back. We can not benefit in any way from your security deposit.

Q: How do I pay rent?
A: You can pay it in person at our office during business hours. You can drop it off in our drop slot in the front door 24/7 or you can pay online. Once you become a tenant we will set you up with a portal to your account.

Q: My lease expiration is coming and I want to move out. What do I do?
A: We must receive a 30 day notice in writing from you.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Normal wear and tear repairs or maintenance are the owner’s responsibility. If something is damaged we need to see how it is damaged and what is the life expectancy of that item.
