Our Guarantees

1. Market your property as efficient as possible. Our goal is to rent your property for the top rent attainable and as quickly as possible by:
1. Advertising on our website, Craigslist, Facebook, and Zillow which posts to and Hotpads and Trulia.
2. Placing a “For Rent” sign at your property (at no extra charge).
3. Including your property on our “Available List of Properties” which is free to all prospective tenants.
2. Show your property to all interested prospective tenants.
3. Report the status of advertising calls and showings to you on a weekly basis.
4. Thoroughly screen all applicants for your property to the maximum allowed by law.
5. Including meeting the pets and hand delivering their approval letter.
6. Personally, move in the new tenant and complete a written rental agreement including a detailed move in inspection.
7. Perform a drive by inspection of your property every 60 days and report back to you in writing with any noted exterior maintenance items needed.
8. Perform an interior inspection 6 months after we place tenants in the property and a minimum of annually thereafter. This inspection will be provided to you in the form of a written report.
9. Provide a monthly proceeds check and statement, including any original invoice or bills paid. Direct deposit and emailed statements are also available.
10. Provide an annual recapture accounting report by January 31st of the following year.
11. Coordinate all necessary maintenance items based upon your instructions. Delegate owner and tenant responsible repairs.

If S & S Property Management Company fails to fulfill and of the above stated guarantees, the undersigned property owner has the right to immediately terminate the management agreement in writing with S & S Property Management, thereby waving the 30 day advance notice clause as defined in the management agreement.
